1,358 acres, more or less, a combination of irrigated, dryland and native pasture located in three separate farms; two in Hall County and one in Briscoe County, all being sold as a package. FENCES: No farm is entirely fenced. However, there is a poor to fair fence around the grass portion of north farm (Tract 1). No fences on (Tract 2). There are good to new fences along a half mile portion of the perimeter of Antelope Flats farm (Tract 3).

IRRIGATION EQUIPMENT TO CONVEY: There are (2) Seven Tower Center Pivot Irrigation Systems and (3) Six Tower Center Pivot Irrigation Systems on the Brice south farm (Tract 2) along with four irrigation motors. There are (3) Five Tower Center Pivot Irrigation Systems on the Antelope Flats farm (Tract 3). The fourth tower on Tract 3 does not convey.

TENANT OWNED PERSONAL PROPERTY: One five tower Center Pivot Irrigation System on the southwest 80 acres of the Antelope Flats farm (Tract 3) along with two Irrigation Motors and an Electric Generator are owned by tenant and will not convey.

POSSESSION: Upon Closing and Funding on Tract 1 and Tract 2, subject to grazing lease and any owners growing crops. Tract 3 is on a crop share lease agreement with current Tenant through 2023 cotton and haygrazer.

The Brice north farm (Tract 1) is just one mile north and lies on the north side of County Road C. For Antelope Flats farm (Tract 3) take Hwy 70 south for 8.5 miles to County Road RR, then west one mile to County Road 35, then turn north, and half the property lies on the west side of County Road 35 with the other half beginning a quarter mile north on the east side of County Road 35. From Clarendon, take State Hwy 70 south for seventeen miles to County Road D.
