Cooperating Broker / Buyer Broker Information

Chad Holland Real Estate, the Listing Broker Firm, has written exclusive listing agreements with all of the seller's listings that are on our website pages titled "Residential Listings", "Farm & Ranch Listings" and "Commercial Listings".
In each listing agreement, the Seller has appointed Chad Holland Real Estate, the Listing Broker Firm as Seller's sole and exclusive agent, and has granted Chad Holland Real Estate, Listing Broker Firm the exclusive right to sell the property.
However, this Listing Broker Firm gladly cooperates with, and shares commissions with, Other Cooperating Broker Firms who represent prospective buyers under Buyer Representation Agreements.
A signed and accepted Registration Agreement Between Brokers, that certifies that the Other Cooperating Broker Firm is representing the Prospective Buyer, is required, before viewing our listings. No commission will be split without it.
Buyer Agent Commission splits (BAC), for the Cooperating Broker Firm, are normally 3.00% or more. Please call to verify before completing the Registration Agreement Between Brokers.
Sub-Agent Commission splits (SAC) are 0.00%. This brokerage firm DOES NOT offer Sub-Agency commission splits. No Exceptions.

Once accepted by Listing Broker, appointments will be made with our seller's, and then the keys or lockbox code will be loaned to a licensed salesperson or broker of the Other Cooperating Broker Firm.
A licensed Salesperson or Broker, with the Listing Broker Firm or the Cooperating Broker Firm, must be present when a Prospective Buyer views our listings.
The Buyer Agent with the Cooperating Broker Firm is expected to work with their Prospective Buyer and any Buyer's Lender throughout the entire buying process.
No commission will be split with licensed salespersons or brokers acting as principals in a transaction without a Registration Agreement Between Brokers.
