Broker Price Opinion (BPO) (Broker's Opinion)

The correct selling price of a property is the highest price that the local market will bear. However, the biggest mistake a seller can make is pricing the property too high. (Properties priced too high will become stale listings, with no one making offers for fear of "offending" the seller.  Then, because of that staleness, others may begin to "think" that there are major undisclosed problems with the property, when in fact, there are no major problems). 

To assist you in determining the correct asking price we may provide you with a Broker Price Opinion (BPO) or Comparative Market Analysis (CMA) of comparable properties sold and comparable properties offered for sale in your neighborhood.

When time permits, our licensed REALTORS® can also provide you with a BPO to help you determine the price of your home, farm or ranch for estate valuation purposes, or for when you need a price for completing personal financial statements or for right-of-way, easement, eminent domain or condemnation processes.  BPO's are far less expensive, but not as detailed, as state certified appraisals. 

The following disclosure will be included in all of our BPO's: 

“This represents an estimated sale price for this property. It is not the same as the opinion of value in an appraisal developed by a licensed appraiser under the Uniform Standards of Professional Appraisal Practice.”​

THIS IS A BROKER PRICE OPINION OR COMPARATIVE MARKET ANALYSIS AND SHOULD NOT BE CONSIDERED AN APPRAISAL. In making any decision that relies upon my work, you should know that I have not followed the guidelines for development of an appraisal or analysis contained in the Uniform Standards of Professional Appraisal Practice of the Appraisal Foundation.
